Cleveland is the civic and commercial centre of Redland City, the end of the train line, the courthouse, and the mainland side of the Straddie vehicle barge at Toondah Harbour. For pool work it is really two suburbs in one postcode: the old village stock around the centre and the bay front, and the Raby Bay canal estate.
We connect you with experienced, insured local pool renovators who work Cleveland and know the difference between those two jobs.
The old village pools
Cleveland has some of the oldest housing in the Redlands, and the pools behind it are marblesheen, pebble or painted concrete from the 1970s through the 90s. An interior of that age is at or past the end of its life, and the symptoms are always the same: chalky or stained render, exposed aggregate underfoot, waterline tiles crazed or missing, cracked coping, and twenty-year-old equipment still running. That is a resurface with the waterline tiles and coping done in the same drain-down.
Raby Bay: a different job on the same street map
Raby Bay is Cleveland's canal estate, and salt changes the whole specification. Salt comes off the water as well as out of the pool, and it shortens the life of pump and chlorinator housings, light fittings, balustrade fixings, gate hinges and latches. A renovation on a Raby Bay block is as much about replacing corroded hardware as it is about the interior, and a quote that covers only the render is a quote that leaves you calling someone back in a year.
Access is its own matter there too, because frequently the only open side of the block is the water. Marine-grade fittings, a sheltered and ventilated position for the equipment pad, and composite or stainless hardware on the barrier are the baseline rather than upgrades. See equipment upgrades.
Low-lying ground, and what it means for a drain-down
The Cleveland foreshore is flat, low and tidal. An empty concrete shell in saturated ground can float, so a renovator who works this ground checks the hydrostatic valve, times the drain-down around the weather, and sometimes stages the work rather than emptying the pool outright.
Pool water should also be discharged in line with the current local requirements rather than straight into the street stormwater. Water and sewerage in the Redlands is supplied by Redland City Council itself, through its water and wastewater business, City Water (previously Redland Water), so confirm the current rules with the council before the plug comes out.
If the job involves excavation or dewatering below the natural surface rather than a straight interior replacement, there is one more local layer. The Redland City Plan maps potential acid sulfate soils across this coastal and estuarine lowland, and the rules require disturbance to be minimised and managed so acid and metal contaminants are not released. No trigger depth is stated here, because the thresholds come from the state planning policy and the City Plan mapping and are site-specific. The contractor confirms what applies to your block before quoting.
Selling or leasing on a turning-over bay front
Cleveland's older owner-occupier stock turns over, and there is a real investor and holiday-let market along the water. Both the sale path and the lease path trigger the pool safety certificate, and a barrier that was compliant in 1995 very often is not now. The certificate comes only from a QBCC-licensed pool safety inspector after they inspect the barrier, never from this site or the trades we refer, and it is valid for two years on a non-shared pool and one year on a shared one. Corroded gate hardware is the single most common Raby Bay failure. See fencing and compliance.
If your pool is on Straddie
Toondah Harbour is in Cleveland, so this comes up here more than anywhere else. The vehicle barge to Dunwich leaves from here, and a pool renovation on North Stradbroke Island means a booked crossing attached to every leg of the job. We do not list the islands as serviced suburbs for that reason, and we say why on the island pool enquiries page. We will still pass an island enquiry on.
What it costs here
Guide pricing only. A pebble resurface on a standard family pool typically runs roughly $8,000 to $15,000. Raby Bay jobs usually carry a hardware line on top of that, and the premium finishes turn up there more often than elsewhere in the Redlands. New coping around a typical pool commonly lands between $5,000 and $15,000 depending on stone. In Queensland, building work valued over $3,300 generally requires a QBCC-licensed contractor. The cost guide has the detail.
Frequently asked questions
Is a canal pool really harder on equipment?
Yes. Within reach of the water, terminals corrode, housings pit, light fittings fail and gate hardware seizes years earlier than it does a couple of kilometres inland. It is the main reason a Raby Bay quote differs from an inland one.
Can the pool be drained in the wet?
It can be done, but it is planned rather than assumed, because the water table on the foreshore sits high and an empty shell in saturated ground can lift. Ask the renovator how they will handle the drain-down.
Our strata pool failed its inspection. What now?
Get the defect list from the inspector, have a contractor quote the repairs, then book the reinspection. A shared pool runs a one-year certificate cycle, so committees have less time than house owners do. Most failures are gates, gaps, signage and corroded hardware.
Do you quote pools on North Stradbroke Island?
Not as a serviced suburb. The barge changes the arithmetic on a multi-visit job. Read island pool enquiries and send the form anyway if you want it passed on.
