Thornlands is the newest part of the Redlands mainland and the clearest new-estate block in the local government area. Larger project homes, double garages, PVC plumbing, young families, few mature trees, and pools that are newer concrete or fibreglass rather than 1980s marblesheen. That makes 4164 the opposite of Cleveland in this trade, and the work here is different work.

We connect you with experienced, insured local pool renovators who understand that a newer pool does not need a full resurface and will say so.

What Thornlands pools actually need

Most pools here are structurally sound with interiors that have years left. The demand is for the things that wear out first and the things that matter when a property changes hands:

Why compliance is the Thornlands job

A newer barrier built to a more recent standard still fails inspections, because the failures are rarely about the original build. Fifteen years of garden growth puts shrubs and planters into the non-climbable zone. A glass gate hinge that has never been serviced stops self-latching. A built-up lawn or a new raised bed quietly eats the effective fence height. A trampoline or an air conditioning unit lands inside the zone.

The regime is the same regardless of the pool's age. A regulated pool has to be on the QBCC Pool Safety Register, and a pool safety certificate is issued only by a QBCC-licensed pool safety inspector after they inspect the barrier, never by this site or the trades we refer. It runs two years on a non-shared pool and one year on a shared one. For a house with its own pool, a new lease needs the certificate in effect before the tenancy agreement is entered into. For a shared pool a Form 36 notice can be lodged instead, which gives the pool owner, usually the body corporate, 90 days. Confirm the current rules with the QBCC. See fencing and compliance.

Thornlands has a lot of family homes that get let out when the owners move on, and the lease date is a harder deadline than a settlement date. Work back from it.

Fibreglass, and what renovating one means

A good share of the newer pools here are fibreglass rather than concrete, and the renovation path is different. Fibreglass does not get resurfaced in the pebble sense: it gets polished, gel-coated or internally relined, and a bad DIY paint job on a fibreglass shell is expensive to undo. The renovators we refer test the surface before they quote, which is the only sensible way to price it. See pool resurfacing for how the finishes compare.

Access, which is better here than most of the Redlands

Thornlands lots are generally larger than the Alexandra Hills or Thorneside blocks and the fencing is newer, so machine access is often possible. That takes real labour out of a quote. It is still worth telling the renovator the gate width and whether the side path clears the air conditioner, because the difference between a machine job and a barrow job is thousands rather than hundreds.

Levels, decks and retaining

New-estate backyards often have a retaining element or a raised deck against the pool, and when a job touches levels, coping heights or anything retaining, there can be approval and engineering requirements attached. Those rules sit in the Building Regulation and are applied by councils and private building certifiers. The QBCC licenses the contractors and certifiers, it does not set height or approval thresholds. The builders we work with confirm what your job needs before quoting.

What it costs here

Guide pricing only. A quality variable-speed pump supplied and installed commonly lands between roughly $1,200 and $2,500, a salt chlorinator in a similar band, and a heat pump often $4,000 to $10,000 or more depending on pool size. Barrier repairs are frequently a few hundred dollars for gates, gaps and signage, and low thousands where a run of fence is replaced. A full resurface, if your pool really needs one, is roughly $8,000 to $15,000 in pebble. In Queensland, building work valued over $3,300 generally requires a QBCC-licensed contractor. The cost guide has the rest.

Frequently asked questions

My pool is 15 years old. Does it need resurfacing?

Probably not yet. A quality interior from the mid 2000s commonly gives 15 to 20 years, so you may be at the start of that conversation rather than the end of it. Get it looked at before you budget for it.

Is a heat pump worth it here?

In this climate it stretches the season at a reasonable running cost, which is why it is the most common upgrade in this suburb. Ask for the running-cost figures for your pool volume rather than a generic brochure number.

We are letting the house out. What is the deadline?

For a house with its own pool, the certificate has to be in effect before the tenancy agreement is entered into. Allow a few weeks for an inspection, any repairs and a reinspection, and book the inspection before the property is advertised.

Can you fix a fibreglass pool that has been painted badly?

Usually, but it is a strip and relining conversation rather than a recoat. Have it tested before anyone quotes a price.
