Thorneside is the small northern toe of the Redlands, a compact bayside pocket at the top of the city with the train line through it and the water at the end of the street. The housing is established and modest, the blocks are tight, and the ground is as low and flat as anywhere in Redland City. For pool work that produces a specific job: older interiors, hand access, and a drain-down that has to be planned.
We connect you with experienced, insured local pool renovators who work Thorneside and have done this ground before.
Older interiors on a small footprint
The pools behind Thorneside's post-war and later housing are mostly 1970s to 1990s concrete with marblesheen, pebble or painted interiors. They are chalky, stained or shedding aggregate, the waterline tiles are crazed or missing, and the coping has started to lift. That is a resurface with the waterline tiles and coping in the same drain-down, or pool painting where the shell is sound and the budget is not there yet.
Pools here also tend to be smaller than the acreage pools in the south, which pulls the material cost down and makes the labour and access the dominant part of the quote.
Access is the price
Thorneside blocks are tight. After the air conditioner, the hot water unit and the fence posts have taken their share of the side path there is often a metre or less left, and no machine fits. The old interior comes out by barrow and the new material goes in the same way, which is labour on the quote rather than a surprise at the end of it. Tell the renovator your side access width and whether there is a step or a gate, and the number you get will be realistic. The cost guide explains where access sits in a budget.
Low ground, high water table
This is the thing a renovator who has never worked Thorneside will get wrong. The ground here is low, flat and tidal, with poor fall and a water table that can sit high. An empty concrete shell in saturated ground can float, so the drain-down is planned rather than assumed: hydrostatic valve open, timed around the weather, and in some cases the work is staged rather than the pool emptied outright.
Pool water should be discharged in line with the current local requirements rather than straight into the street stormwater. Water and sewerage in the Redlands is supplied by Redland City Council itself, through its water and wastewater business, City Water (previously Redland Water), so confirm the current rules with the council before the plug comes out.
Where a job involves excavation or dewatering below the natural surface rather than a straight interior replacement, there is one more layer. The Redland City Plan maps potential acid sulfate soils across this coastal and estuarine lowland, and the rules require that disturbance be minimised and managed so acid and metal contaminants are not released. This site states no trigger depth, because the thresholds come from the state planning policy and the City Plan mapping and are site-specific, and we do not say that any particular property is mapped. The contractor confirms what applies to your block before quoting.
Storm tide, and the surrounds
The Redland City Plan also runs flood and storm tide hazard mapping along this coast, and a foreshore street at Thorneside is the sort of place it matters. For a pool renovation that is relevant mainly to the surrounds rather than the shell: pooling against slabs and paving on flat grades, and extra assessment where foreshore excavation or structures are involved. Point any questions about a particular property at the council's City Plan overlay mapping rather than at a renovator's opinion.
Leaf load and equipment
Thorneside has mature street trees and established gardens, so the filter here works harder than it does in a new estate. Constant organic load means more backwashing, higher chlorine demand, and a pool that goes green quickly when a cell fails. Variable-speed pumps are the running-cost win, and the cell and filter go in at the same time to save a second call-out. See equipment upgrades, and green pool recovery if it has already gone. The renovators we refer do not do vegetation clearing, so a mature tree over the pool gets designed around rather than priced out: in the Redlands that is a council and state approval question, not a trade one.
Selling or leasing
A barrier built to the standard of its day and never reassessed generally will not pass now. The certificate comes only from a QBCC-licensed pool safety inspector after they inspect the barrier, never from this site or the trades we refer, and it runs two years on a non-shared pool and one year on a shared one. For a house with its own pool, a new lease needs the certificate in effect before the tenancy agreement is entered into, so work back from that date. See fencing and compliance.
What it costs here
Guide pricing only. A pebble resurface on a standard family pool typically runs roughly $8,000 to $15,000, with small Thorneside pools at the lower end on material and the upper end on access. A waterline retile on top is commonly a few thousand dollars. In Queensland, building work valued over $3,300 generally requires a QBCC-licensed contractor, so ask for the licence number and check it on the QBCC register. The cost guide has the detail.
Frequently asked questions
Can my pool be drained safely on this ground?
Usually yes, with planning. The renovator opens the hydrostatic valve, watches the weather and the tide, and stages the work if the water table is high. Ask how they intend to handle it.
Can a machine get into my yard?
Rarely in Thorneside. Plan for a hand job through the side gate. It is routine here, it just has to be priced that way.
Is Lota part of the service area?
No. Lota is the Brisbane City side of that boundary, and this site covers Redland City localities only. Thorneside is the northern edge of the Redlands.
My pool is small. Does that make it cheap to resurface?
Cheaper on materials, yes. Access and preparation do not scale down the same way, so a small pool with a metre-wide side path is not as cheap as the square metres suggest.
